How to Finance a Roof Replacement
Most homeowners pay for a roof with cash, a personal or home-improvement loan, a home equity loan or HELOC, or, in Florida, a PACE assessment. Biscayne Legacy Group offers financing through Acorn Finance, subject to credit approval. Compare the APR, term, total cost and any lien before you choose.
Financing through Biscayne Legacy Group
We offer financing through Acorn Finance, which lets you check offers from multiple lenders. Approval, rates and terms are set by the lender and depend on your credit. We don't promise approval or a specific rate.
Common ways to pay for a roof
- Personal / home-improvement loan. Usually unsecured, so your house isn't collateral. Rates depend on your credit.
- Home equity loan or HELOC. Uses your home as collateral. The CFPB explains how HELOCs work and their risks.
- PACE. Florida law (§163.08, F.S.) allows Property Assessed Clean Energy financing for qualifying improvements, including wind-resistance upgrades. It's repaid through your property tax bill and places an assessment on the property, so read the terms carefully and check how it affects selling or refinancing.
- Cash or savings. You pay no interest.
- Grants. The state's My Safe Florida Home program has offered matching grants for certain mitigation upgrades (up to $10,000, subject to available funds). See What Is a Wind Mitigation Inspection?.
What to compare
Compare APR, term length, monthly payment, total repayment, prepayment penalties, and whether a lien is recorded. Get the roof scope and price in writing first (see How Much Does a New Roof Cost in Miami?), and then compare financing offers.

Frequently asked questions
Do you offer roof financing?
Yes. We offer financing through Acorn Finance, subject to approval by the lender.
Will checking financing hurt my credit?
It depends on the lender and the type of credit check. Ask before you apply, and review the lender's disclosures.
What is PACE financing?
PACE is authorized under §163.08, Florida Statutes. It funds qualifying improvements and is repaid as an assessment on your property tax bill. Read the terms carefully.
Can I use a HELOC for a roof?
Yes. A HELOC is secured by your home, so missing payments puts the home at risk. The CFPB has a plain-language guide.
Are there grants for a new roof in Florida?
My Safe Florida Home has offered grants of up to $10,000 for approved mitigation improvements, subject to eligibility and funding. Check the program site for current status.
