How Much Does a New Roof Cost in Miami?

Published 2026 Florida price guides put a full replacement at roughly $4.77–$7.42 per sq ft for architectural shingles, $9.45–$16.80 for metal and $10.50–$21.00 for clay or concrete tile, before Miami-Dade's High-Velocity Hurricane Zone (HVHZ) requirements, which one guide says add another 20–30%. For a typical single-family home that usually means a five-figure project. The only number that counts for your house comes from an on-site measurement and a written estimate.

Why Miami costs more than the national average

Miami-Dade is in the HVHZ, so the Florida Building Code's stricter HVHZ roofing sections (Chapter 15, §§1512–1525) apply. Every roofing product has to carry a Miami-Dade Notice of Acceptance (NOA) or other approval valid for the HVHZ (see What Is a Miami-Dade NOA?), and the work needs a permit and inspections (see Roof Permits in Miami-Dade County). Those rules make roofs stronger, and they also add materials, labor and paperwork.

What moves the price on your house

  • Roof size and pitch. More squares and steeper slopes take more material and labor.
  • Material. Shingle is usually the cheapest. Tile and standing-seam metal cost more (compare them in Tile vs. Shingle vs. Metal: Roof Costs in South Florida).
  • Tear-off and deck condition. Rotten plywood found after tear-off is usually priced per sheet on top of the base price.
  • Complexity. Valleys, hips, skylights, flat-to-sloped transitions and parapets all add labor.
  • Code upgrades. Re-nailing the deck and a sealed secondary water barrier are part of a code-compliant reroof in Florida.

How to compare quotes

Ask every roofer for a written estimate that lists the material and its NOA number, the underlayment, the tear-off scope, the per-sheet wood replacement price, the permit, and the warranty terms. That way you're comparing the same job. Use Questions to Ask a Roofer Before You Hire as a checklist, and see How to Finance a Roof Replacement if you'd like to spread out payments.

Frequently asked questions

How much is a new shingle roof in Miami?

One 2026 Florida price guide (RoofVista) lists architectural shingles at $4.77–$7.42 per sq ft installed, and a South Florida contractor publishes $700 per square (100 sq ft). HVHZ requirements in Miami-Dade can push costs higher. You get a firm number only after an on-site measurement.

Why is tile more expensive than shingle?

Tile costs more as a material, it's heavier and slower to install, and in the HVHZ it has to be installed under an approved system with its own NOA. Published 2026 ranges for tile run about $10.50–$21.00 per sq ft.

Does the price include the permit?

It should. A complete written estimate lists the permit, tear-off, underlayment, and any per-sheet wood replacement. Ask if any of these are missing.

Can I finance a new roof?

Yes. Biscayne Legacy Group offers financing through Acorn Finance, subject to approval. See our roof financing guide for other options.

Will insurance pay for my new roof?

Only if the damage comes from a covered peril under your policy, minus your deductible. Wear and tear generally isn't covered. Read your policy and talk to your insurer.
