Roof Age and Homeowners Insurance in Florida

Under §627.7011(5), Florida Statutes, an insurer can't refuse to issue or renew a homeowners policy solely because the roof is less than 15 years old. If your roof is 15 or older, the insurer has to let you get an inspection by an authorized inspector (at your expense) before requiring replacement, and it can't refuse coverage solely on age if the inspection shows at least 5 years of useful life left.

How roof age is counted

The statute counts roof age from the last date 100% of the roof surface was built or replaced to the code in effect at the time. Repairs don't reset the clock.

Who counts as an authorized inspector

The insurer has to approve the inspector, who must be one of: a licensed home inspector, a certified building code inspector, a licensed general, building or residential contractor, a roofing contractor (added by HB 1611, effective July 1, 2024), a professional engineer, an architect, or another party the insurer recognizes.

What this means in practice

  • Under 15 years: age alone can't be the reason for a refusal or non-renewal.
  • 15+ years: get an inspection before replacing. If it shows 5+ years of remaining life, age alone isn't enough to refuse coverage.
  • Condition still matters. Active leaks or visible damage can still affect coverage.

Planning ahead

Know your roof permit date (you can look it up through your city or county; see Roof Permits in Miami-Dade County). Plan replacement before you hit coverage problems, and update your wind mitigation report afterward (What Is a Wind Mitigation Inspection?). Frequently asked questions

Can my insurer drop me because my roof is 15 years old?

Not solely because of age if an authorized inspection shows the roof has 5 or more years of useful life left (§627.7011(5), F.S.). Insurers can still consider the roof's condition.

Who pays for the roof inspection?

The homeowner, under the statute.

Can a roofing contractor do the inspection?

Yes. Since July 1, 2024, roofing contractors are listed as authorized inspectors, but the insurer has to approve the inspector.

How is my roof's age determined?

From the last date the entire roof surface was built or replaced to the code in effect at that time.

Does a repair reset my roof's age?

No. Only a full (100%) replacement resets it.
